We see that the already full work load of a property manager will be further stretched for those offices affected by the Queensland floods.
In an attempt to help our clients affected by the floods we are offering our support services to assist with rent arrears situations.
Within the rent role we feel that arrears issues will fall into a number of categories -
A. will be the tenants who are effected directly by a major loss due to the floods;
B. will be tenants who are effected to a degree of loss due to the floods;
will be tenants who will attempt to use the floods as an excuse for not paying rent but have had no actual loss due to the floods.
As the property manager you will have to spend considerable amounts of time working through a range of issues for the tenants in categories A and B, we are offering our services to assist by offering to handle to category C tenants for you.
We will have a new section on the web site where you can list the tenants name, address , contact details , date rent was due, weekly rent and current arrears we will then make contact with the tenant about the arrears and send you a report.
Of course the arrears contact will be carried out as though it was coming from your office e.g. our contact dialogue will be similar to the following “ we are calling on behalf of ABC real estate regarding your rent arrears” should they further ask why we are contacting them and not the real estate they will be told that due to the floods we are assisting the real estate due to the increased work load.
